Any bets on when the house market comes to a crash again?  Houses are selling for above asking/market and selling out in minutes.  Construction is going crazy and material prices are sky high and hard to get.
Will the economy follow or just housing?

The crash of 2008 was caused by unqualified people getting loans they were unable to pay back.  The coming crash will be caused by steeply rising interest rates and the corresponding fall of house prices.  (Always there's a balance: high rates, low cost or low rates and high costs.  We're in the low rate high cost end of the cycle.)  Interest rates HAVE to increase due to the massive influx of trillions of dollars into the economy.  As rates rise, housing prices will fall and suddenly people will be unable to unload the houses they paid WAY too much for.  My best guess is that the crash will happen in the next two years and will bring the rest of the economy along with it.

^^^^^^^^This.  Spot on. I think we will begin to see the higher interest rates and slowing of the housing market 4th quarter 2021.  It won't be pretty.

I agree with 2008 what else would you expect from giving loans to just about anyone. 
In 2008 I don’t remember raw materials prices getting crazy.  Look at the cost of lumber now.  It is crazy.

Garden bed. Wife and wife next door wanted to grow veggies. Now they need to dig out grass to lay beds in and fill with dirt.

Good price.  Here, a single 2x12, 8' long is $35 and you're using 6 of them.  Or is the height not 12"?

I'm not betting on a crash unless it's precipitated by something like a massive employment problem, but that's a systemic risk.  If nobody is working, mortgage defaults will not be the biggest problem.

Lol. Home Depot boards are horrible.

The wives don’t need to dig out the grass. There is this landscape mesh that you can nail to the inside of the raised beds that will keep the grass from growing through. Nail in the mesh, add good garden soil, and done.

Been there done that. And I used Home Depot cedar boards. Eight 5’x10’ beds.

We've done that before, and I didn't like how the vegetables grew. We've had better success removing the grass, tilling the soil, then adding a soil/compost mix on top of that.

I'm not disturbing the beauty of my little acre and a third with fences or wire mesh.  Maybe Claymores.  That's it.
